Jeez buying a house was the most stressful experience of my life. Fortunately, Rob Alcorn and the rest of the Keri Shull team were there to support us every step of the way. From just thinking about buying to finally closing, Rob was the best asset we had. In our initial zoom call (thanks to covid) Rob provided his knowledge and expertise in what we know as the vast ambiguity of real estate. He spent several hours with us on the call prior to even looking at our first potential property. He went over the entire buying process with incredible depth and detail. He answered every single one of our questions to a T (even the one's we haven't asked yet). The final takeaway and disclaimer from Rob was how stressful the experience was going to be - to which we underestimated the gravity of. However, we never felt alone. Rob was able to set us up with some of their preferred lenders (please take note of the word "preferred", they label them as such for a reason). Two loan officers I worked with, Thad and Dustin, shared the same desirable traits as Rob and the rest of the Keri Shull Team. Not only were they extremely pleasant to speak with and knowledgeable in their respective fields, they were available at almost all hours of the day. I don't think I've ever waited longer than 20mins for a response to a question or concern. Upon gaining pre-approval, we began the exciting part - the search for our home! Rob set us up with custom alerts for desired property types and features which refreshed nearly every day. He also recommended to use the "HomeSnap" application as it had real time updates to new properties and listing status (Zillow is somewhat delayed). I would like to highlight one more time, Rob's incredible flexibility and responsiveness. We would pick out several properties and it seemed almost instantaneous that Rob had us booked for a viewing. I personally feel a little bad for taking advantage of Rob's determination because we had this poor man driving all over the DMV area, from Germantown to Woodbridge to Bowie. Morning, Night, Weekend... didn't matter, Rob was there and he made it happen. After finally finding a property we liked, we discovered that the offer deadline was 30mins later. "Have no fear, Rob is here!" was going through my head. Despite the near impossible timeline, Rob walked us through the steps to formulate an offer (which is more complex than I imagined) and was able to contact the listing agent for submission. He helped us create strong offer that would be favorable for both the seller, and for ourselves. Although we didn't get that property (somebody submitted a much higher cash offer - gotta love a sellers market), we gained some needed experience and were ready for the next one. After a few dozen more viewings, we finally found the ideal home. This time, we were ready. Rob helped us strategize to a point where the seller couldn't possibly refuse - which is what ended up happening. Instead of a traditional counter-offer, Rob was in our corner yet again negotiating for the best possible terms. This went back and forth throughout the span of a week. Rob was honest and always looking out for our best interest. He was not concerned about the commission. In fact, at one point in the negotiation, ourselves and Rob were in unanimous decision to "walk away" if they didn't accept our final terms. Fortunately, they did.

"This review is for Caitlin Kamerman who is part of the Keri Shull team. Having tried to work with 2 other agents at different companies before meeting Caitlin, I was admittedly skeptical heading into our introductory call. That said, my fiancee and I cannot begin to articulate how happy we are that we decided to work with Caitlin to buy our first home, a townhome in Arlington, VA. She has so many qualities that we learned were incredibly important in a strong agent. Caitlin is a unique combination of diligent, knowledgeable, friendly, patient, responsive and direct. Upon meeting Caitlin, she got to know us and what we were looking for in our first home. She introduced us to how the broader Keri Shull team operates, set up parameters to get daily alerts on homes and agreed to tour a couple of houses & townhomes with us as a trial run to ensure we were a mutually good fit for each other. After the first few visits with Caitlin, we knew she was the right agent for us. She does her homework before every visit and was always prepared to answer our questions (and we had a lot of them). She responded to our emails, texts and calls very promptly. She also never pressured us to make an offer on a home that we weren't entirely convinced about (and we came close a couple times). When we did find the right home, Caitlin handled the negotiating process exceptionally. The property was listed on a Thursday (1 wk before Thanksgiving) and we visited on midday Saturday. We quickly knew we wanted to make an offer. That same day, she ran comps, directly guided us about what offer terms were needed to make a compelling offer (price & contingencies), helped us submit a complete offer, and scheduled a preinspection for 9 AM the next day (and the preinspector Steve was fantastic - much better than another preinspector we had worked with previously). She worked with the seller to respectfully make it clear we would not participate in a bidding war and was able to convince the seller's to make a decision before having an open house (in large part because of her negotiating style and because we came in with a clean, well-researched offer). She remained in communication with my fiancee and I the whole time and she helped us deal with our stress while the seller considered our offer. Our offer was ultimately accepted without any changes needed and we paid exactly what the comps suggested we should pay. Upon the property moving to being listed as contingent, Caitlin also recommended a fantastic title company and worked diligently with our lender to help us close on the property in <20 days, even with Thanksgiving landing smack in the middle of our closing process. On our move-in day she also surprised us with midday pizza and a huge basket of gifts that we're still enjoying almost 3 months after our closing date. Caitlin has also given us helpful recommendations for handymen and electricians and stayed in touch after our close. We can't wait to hang out with Caitlin once the pandemic ends because she's just that enjoyable to be around! "In summary, I absolutely don’t think we would have gotten our house if we had any realtor other than Rachel Morrison. We had been looking without urgency through most of 2020 and Rachel was patient with that. She was incredibly responsive throughout the process. Each time we went to see a house she had done pre-work and was able to describe the history of the house and interest from others to help us determine if it was the house for us, and how we would craft our offer. (I had no idea there could be so many strategies.) One day a house came up on MLS as “coming soon.” She sent it to us and quickly blocked off appointment time for the first viewing day, and thank goodness because it was fully booked for three days before even hitting the market. They canceled appointments and never did an open house by the second day. When we did visit, we knew was “thee” house. Rachel worked behind the scenes to advise us in putting forward our best competitive offer, (which included a non-advertised unless asked mandatory free rent back clause). She understood how anxious we were the days leading up to the decision and gave us regular updates. Her constant communication with the other realtor helped us get into the final negotiation round, and we were able to get the house for less than the highest offer. I just felt like Rachel was almost as personally invested as we were through this journey. If we had been with an agent less responsive, we would not have been able to see the house. Had we been with one not as proactive or experienced, we would not have gotten the house. Rachel then sold our previous house for 10% over asking, which was 12% over what we thought was the high end of what we could get, in just two days on the market. It was spring of 2021 so the market was really hot, but the Keri Shull team did an excellent job marketing and managing the offers coming in. I hope we don’t have to buy or sell again for a few decades, but when we do, hopefully Rachel will answer our call."

“I met with Kyle Russell at Keri Shull over 3 years ago when I was looking to understand how to put myself in the best position to buy a house. Even though I told him I wouldn’t be buying for at least two years because I was in school (meaning he had almost no short-term incentive to meet with me) he immediately responded and took me seriously from the beginning. We set up a meeting, during which he gave me a full debriefing on the home buying process, gave me contacts for loan officers, and put me on a path to being able to buy a house later on down the line. After our initial meeting, Kyle routinely reached out to see how I was doing and was always there to answer questions as I got closer to being ready to buy. I met Rachel Toda early in the year (2021) when I was starting the process of buying a house. We met near the Catholic University where she was working on selling a property.
